About these terms
Mubo's Place is operated by Peace Haven Ltd, a company registered in Nigeria (RC [number]), at [registered address]. These terms apply when you book a stay on mubos.co, join Friends of Mubo's Place, or stay with us. Good to Know on our website forms part of these terms.
If you booked through Airbnb or Booking.com, that platform's payment and cancellation terms apply to your booking; everything else here still applies to your stay.
Your booking
Your booking is confirmed once full payment reaches us, and we send a confirmation email. The person who books is responsible for everyone staying under the booking, including following these terms.
The apartment sleeps up to 4 adults and 2 children. Only guests named on the booking may stay overnight. The person booking must be 18 or over, and may book for someone else; every adult who stays provides their own ID. Bookings can be made up to 12 months ahead, and on the day of arrival until 1pm.
Prices and payment
All prices are in naira and are shown in full before you pay. You can pay through Paystack (card, bank transfer or USSD) or by direct transfer. If you pay by direct transfer, we hold your dates for 30 minutes; if payment hasn't arrived by then, the dates are released. A payment that arrives after the dates are released is refunded in full if the dates are no longer free. We send a receipt for every payment.
Friends of Mubo's Place
Membership is free. Friends receive 6% off any stay, 10% off stays of 7 nights or more, and 15% off stays of 30 nights or more, on bookings made on mubos.co after confirming their email. Friends rates do not apply to bookings made on other platforms. Friends may request early check-in or late check-out at no cost, subject to availability.
We may change the benefits of the programme. Any change will not affect bookings already confirmed. We may end a membership that is misused, for example by sharing access to the Friends rate.
Caution fee
Each booking made on mubos.co or directly with us includes a refundable caution fee of ₦30,000. For bookings made through Airbnb or Booking.com, damage is handled through that platform's own process. We inspect the apartment on the day you leave and return the full amount within 24 hours to the account you choose.
We may deduct from it only for:
- damage beyond normal wear and tear
- missing items
- extra cleaning after smoking indoors
- holding a party or event
Before deducting anything, we email you photos and an itemised list, and we return the rest within 24 hours. If you disagree, tell us within 3 days and we will hold the amount in question until we have agreed. If the cost of damage is greater than the caution fee, the person who booked is responsible for the difference.
Cancellations

The caution fee is always refunded in full if you cancel. If we ever have to cancel your stay, you will receive a full refund.
Changing dates. You may change your dates at no cost up to 7 days before arrival (14 days for December stays), if the new dates are available. Any difference in price is paid or refunded. Later changes are treated as a cancellation under the table above.
Extending. If an extension takes a Friend's stay to 7 or 30 nights, the matching Friends discount applies to the whole stay.
Leaving early. Nights not used are not refunded, unless the reason is a problem on our side.
If a stay is booked twice. In the rare case that the same nights are booked through two channels, the earlier booking stands, and the other guest receives a full refund along with our help to find somewhere nearby.
Arriving, staying and leaving
Check-in is from 3pm and check-out is by 11am. Early check-in or late check-out must be requested and confirmed by us in advance; for guests who are not Friends of Mubo's Place, it carries an added charge. Where nobody arrives that day, a day room until 6pm may be requested at half the guest's nightly rate. Staying past check-out without agreement is charged as a day room.
Each adult guest must provide valid ID online before arrival. Your door code is sent only once you have added your ID and refund details online. Your door code is personal to your booking and works only during your stay. Please don't share it with anyone outside your booking.
While staying with us, you agree to:
- keep noise down between 10pm and 7am
- not hold parties or events
- not smoke indoors
- not bring pets
- follow the rules of the estate, including registering day visitors with estate security
If these terms are seriously broken, for example by holding a party, we may end the stay early without a refund.
Power and services
The apartment has backup power that keeps the lights on during power cuts. Some appliances, including air conditioning, run on mains power only. Interruptions to public power, water or internet that are outside our control are not grounds for a refund, though we will always do our best to help.
Your belongings
Please look after your belongings while you stay. We are not responsible for loss or damage to them, except where caused by our own negligence. If you leave something behind, we will keep it for [30] days and help arrange its return at your cost.
Our responsibility
Nothing in these terms limits our responsibility where the law does not allow it to be limited. Otherwise, our total responsibility to you for any booking is limited to the amount you paid for that stay.
Changes and governing law
We may update these terms; the version on our website when you book is the one that applies to your stay. These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Oyo State have jurisdiction.
